Porter

General Purpose:

The Porter maintains the cleanliness of the exterior common areas in the community. Porters may also be asked to assist with minor maintenance repairs and/or landscaping duties. Porters are expected to achieve optimum performance in the following areas:

  • Maintain exterior common areas of the community.
  • Assist with the upkeep and maintenance of the pool/spa.
  • Assist with maintaining the maintenance shop and inventories.
  • Participate in risk management, emergency procedure, and safety programs.
  • Participate in day-to-day community operations.
  • Ensure resident satisfaction.
  • Partner effectively with on-site associates, associates from the corporate offices, ClearWorth sister communities, competitors, and vendors.
  • Execute special projects and assignments as requested.

Essential Functions:

  • Maintain Exterior Common Areas of the Community:
    • Remove all trash, debris, cigarette butts, and pet waste from the grounds prior to 9 AM.
    • Perform pressure washing of common areas, sidewalks, buildings, and breezeways as requested.
    • Sweep sidewalks, pathways, and breezeways.
    • Ensure that all areas are kept clean and neat.
    • Wipe down and clean windows and exterior furnishings.
    • Assist with the community trash disposal process.
    • Assist with minor maintenance repairs such as changing light bulbs, replacing air filters, making keys, etc.
    • Complete assigned service requests and repairs correctly and in a timely manner.
    • Report trash or maintenance issues to the Lead Maintenance immediately.
    • Perform custodial/cleaning duties of the interior common areas when asked or in the absence of housekeeping staff. These duties may include but are not limited to:
      1. Dusting furniture.
      2. Washing woodwork, base boards, and walls.
      3. Vacuuming rugs and carpets.
      4. Washing windows, door panels, and windowsills.
      5. Sweeping, mopping, waxing, and polishing floors.
      6. Emptying and removing trash and replacing trashcan liners.
      7. Replacing light bulbs.
      8. Transporting trash and waste to the appropriate disposal areas.
  • Assist with the Upkeep and Maintenance of the Pool/Spa:
    • Clean and remove debris from the pool/spa.
    • Assist with maintenance and chemical treatments daily.
    • Ensure pool furniture is clean and properly positioned.
  • Assist with Maintaining the Maintenance Shop and Inventories:
    • Ensure that an adequate inventory of cleaning supplies, trash bags, and grounds maintenance equipment is available to perform responsibilities. Notify the Lead Maintenance in advance of inventory needs.
    • Assist with maintaining a clean, safe, and organized maintenance shop and all storage areas.
  • Participate in Risk Management, Emergency Procedure, and Safety Programs:
    • Attend and participate in monthly safety meetings.
    • Uphold ClearWorth Safety Policies.
    • Notify the Lead Maintenance of any accidents or incidents involving employees, residents, or the community. Complete an Incident Report Form to document on-site damage and/or accidents involving residents and/or employees.
    • Uphold key control processes.
  • Participate in Day-to-Day Community Operations:
    • Attend daily “pre-shift” maintenance meeting during which the Lead Maintenance will review priorities, maintenance issues from the previous night, and a list of assignments.
    • Attend weekly community staff meetings with both office and maintenance teams to stay informed about community occupancy and leasing goals, maintenance and capital improvements, resident concerns and activities, and company news.
    • Follow ClearWorth policies regarding clocking in and out, attendance, and leave requests. Obtain authorization to work overtime from the Lead Maintenance Property Manager.
    • Uphold ClearWorth policies regarding work attire, grooming habits, and wearing the company- provided photo I.D./nametag daily.
  • Ensure Resident Satisfaction:
    • Ensure that residents’ needs are handled with exceptional responsiveness, care, and urgency by all members of the maintenance team.
    • Ensure timely completion and appropriate follow-up of service requests.
    • Uphold, explain, and facilitate community policies.
    • Participate in all resident retention activities and assist with preparations.
  • Partner effectively with On-Site Associates, Associates from the Corporate Offices, ClearWorth Sister Communities, Competitors, and Vendors:
    • Develop and maintain a respectful, courteous, and helpful rapport with all on-site associates, corporate office associates, ClearWorth sister communities, competitors, vendors, and every customer. Respond to requests and inquiries in a timely manner.
    • Stay informed about company information, policies, and procedures.
  • Execute Special Projects and Assignments as Requested.

Qualifications/Basic Job Requirements:

Years of job-related experience:

Minimum of 6 months previous janitorial or grounds work experience preferred.

Degree required and area of study:

A high school education or General Education Degree (GED) is not required. Any equivalent combination of education and experience.

  • Follow directions from a supervisor.
  • Understand and follow posted work rules and procedures.

Certifications/Specialized Training:

  • Valid driver’s license required.
